Espace Montmorency earns ZCB-Performance certification: The capstone of a future-ready development

From the outset, Espace Montmorency was designed with ambitious environmental goals, integrating advanced technologies throughout the development to reduce its carbon footprint. Its new ZCB-Performance certification cements the project's position as one of Quebec's leaders in sustainable building, supported by one of the industry's most rigorous certification portfolios.


Here's how this landmark project is redefining what high-performance real estate looks like.

Innovation at the core: the fifth-generation energy loop

At the heart of Espace Montmorency is its fifth-generation energy loop, purpose-built for a mixed-use development that includes office space, retail, residential towers and a hotel. The buildings create thermal synergies because they serve different functions:

  • Smart energy exchange: The energy loop captures and redistributes waste heat generated in one part of the complex to meet demand elsewhere. Instead of being lost, that energy is reused, improving efficiency across the entire development.
  • Predictive energy management: A predictive energy management system continuously monitors heating and cooling demand to ensure the most appropriate energy source is used at any given time, minimizing greenhouse gas (GHG) emissions.

A state-of-the-art thermal power plant

The energy loop circulates water at temperatures ranging from 55°F to 110°F. It is connected to a central thermal plant that includes:

  • Two air-source heat pumps, each with a capacity of 160 tons
  • A 515-kW electric boiler for off-peak heating
  • Six ultra-high-efficiency natural gas condensing boilers, each with a capacity of 1,091 kW (BTU)

The equipment can operate independently or together, automatically adapting to changing weather conditions. The payoff: energy costs are cut in half, and GHG emissions are slashed by 91%.

Certified excellence: an industry-leading list of credentials

For project partners and subcontractors, Espace Montmorency serves as a benchmark for sustainable engineering. The complex was designed to exceed the requirements of the industry's most stringent certifications:

  • LEED v4 ND (Neighborhood Development) – Gold Level: Espace Montmorency is one of the first projects in Quebec to earn this distinction, which recognizes its design as a high-density, transit-oriented and sustainable living environment.
  • LEED 2009 CS (Core and Shell) – Platinum Level: Awarded to the office tower.
  • LEED 2009 CS – Gold Level: Awarded to the hotel.
  • LEED 2009 NC (New Construction) – Gold Level: Awarded to the residential high-rises.
  • WiredScore Silver: Recognizing the building's smart connectivity and optimized digital management.
  • Zero Carbon Building (ZCB) – Performance: This certification demonstrates that the complex is meeting its carbon performance objectives. To earn ZCB-Performance certification, a building's operations must achieve a zero-carbon balance based on 12 consecutive months of operational data. Unlike design-stage certifications, ZCB-Performance is based on actual consumption data.

Sustainable water management

Beyond energy efficiency, the project incorporates concrete measures to preserve natural resources and enhance urban quality of life:

  • Rainwater harvesting: Rainwater is collected and filtered to supply non-potable water for toilets and urinals in the office towers.
  • Drinking water savings: Low-flow fixtures installed throughout the complex cut drinking water consumption by more than 40%. 

Sustainable mobility and everyday connectivity

The project's innovative vision extends to how people get around. Espace Montmorency makes sustainable transportation the easy choice:

  • Direct access to transit: An underground pedestrian walkway connects the complex to Montmorency metro station.
  • Electric vehicle (EV) infrastructure: The smart underground parking garage includes 80 EV charging stations.
  • Making it easier to be active: Office workers benefit from ample secure bike parking, an on-site repair and maintenance station, as well as showers and locker rooms.

By combining cutting-edge technology, sustainable architecture and connectivity, Espace Montmorency shows that profitability, occupant comfort and environmental responsibility are not competing goals. It offers a blueprint for the next generation of sustainable developments.
