That’s why we’ve developed a carbon‑neutrality strategy that is structured, transparent, and already anchored in concrete actions.
Our commitment
We at MONTONI recognize that taking action on our greenhouse gas emissions is essential to addressing the climate emergency. We have set ourselves a clear goal: to achieve carbon neutrality by 2040 for all our Scope 1, 2 and 3 emissions.
This target will be achieved through a structured approach aimed at limiting our environmental impact and creating tangible positive results, while developing buildings that are sustainable, efficient and resilient.

Our carbon footprint is based on a simple equation: reducing emissions at the source, improving the performance of our buildings, and offsetting what cannot yet be eliminated. Three complementary levers, one shared objective.

Reducing the footprint of building materials
Building materials represent over 85% of our carbon footprint. This refers to intrinsic carbon - the emissions generated across their entire life cycle, from extraction and manufacturing to installation and end of life.
Since 2025, we have stepped up our life cycle analysis efforts, conducting six major studies to better measure our impact and guide our design choices towards solutions with a lower carbon footprint. Following these studies, we were able to launch our first projects:
- Use of low-carbon concrete in all construction projects.
- Assessment of the potential to integrate wood structures, which indicates a possible reduction of up to 20% in emissions related to the construction of industrial buildings.
- Active collaboration with suppliers to encourage the development and marketing of more sustainable materials.

Improving our buildings’ energy performance
Energy consumption across our property portfolio is a key catalyst for action. In 2024, the energy used by our buildings, totaling 8.9 million square feet, represented nearly 8.5% of our overall carbon footprint.
Since 2021, we have reduced energy‑related emissions by 16%, driven in part by the integration of higher‑performance buildings into our portfolio.
We are developing a structured decarbonization plan in collaboration with Alcovi Capital, the property manager for most of our buildings. Its aim is to plan the necessary investments, gradually improve energy performance and initiate the transition to renewable energy sources for our entire portfolio.

Offsetting residual emissions
Despite our reduction efforts, some emissions remain difficult to eliminate completely. This is due primarily to current market restraints and the still limited availability of low-carbon solutions.
Carbon offsetting is therefore an integral part of our strategy. It involves financing projects that sequester and store an amount of GHG equivalent to the quantity emitted. This approach complements, but does not replace, our efforts to reduce emissions at source, and has resulted notably in the launch of the PURE by MONTONI program.
PURE by MONTONI program

PURE by MONTONI is part of a clear strategy to offset some of our environmental impacts by investing in responsible projects that we develop and manage.
Launched in 2024, this program supports local projects with tangible impact aimed at offsetting our residual emissions, notably through reforestation, the conservation of natural areas, and the restoration of wetlands in Quebec.
To maintain a rigorous and credible approach, we work with specialized organizations and rely on recognized standards for carbon offsetting, including the GHG Protocol. We also benefit from the support of scientific experts to better frame the initiative and account for the emission removals.
A structured, measurable approach
Sustainable development is an integral part of our decision-making process, with more than 50 sustainable buildings delivered and certified. Achieving carbon neutrality by 2040 is a definitive step in this process and a firm commitment to future generations.
