Introduction
In a constantly changing market, with every company growing at its own pace, designing real estate spaces is about more than just putting up buildings. It’s about envisioning flexible environments that can adapt to business realities and support corporate growth.
Alexandre Bouchard, a Leasing Manager with MONTONI, plays a key role in that approach, making sure every one of the developer’s projects isn’t merely a space, but a custom-tailored response to his tenants’ need.
From the initial sketches to the final stages of a project, Mr. Bouchard orchestrates a dialogue between tenants’ aspirations and the possibilities that modern real estate development offers. From upgrading an existing site to rethinking a project that’s under way, to incorporating sustainability standards that optimize the building’s life cycle—every decision is carefully considered to balance functionality with long-term vision.
This article explores how MONTONI puts that philosophy into practice through a collaborative approach, agile management and real estate solutions built to evolve along with the companies of today—and tomorrow.
The MONTONI experience: supporting innovative projects
At MONTONI, we believe every real estate project tells a story: a unique narrative of transformation and evolution. Our collaborative approach is rooted in an in-depth understanding of the challenges, aspirations and ambitions that can prompt an organization to look for a new space.
In Alexandre Bouchard’s view, every client relationship starts with attentive listening: “Behind every organization looking to move to a new space, there’s a story that deserves to be heard. Some companies experience growth and find themselves needing more space. Others evolve and require an optimized environment. Sometimes the building is no longer the right fit for new workplace practices. By understanding each distinct journey, we can create spaces that not only meet short-term needs, but also reflect our clients’ future ambitions.”
Realizing the vision of the new CCM Hockey headquarters
That collaboration-based vision is especially evident in MONTONI’s long-standing partnership with CCM Hockey, a pivotal player in Quebec’s hockey industry. In December 2023, we provided support and guidance to the company in relocating its Ville Saint-Laurent head office to the Ericsson Campus, strategically located at the intersection of Highways 13 and 40.
The Ericsson Campus exemplifies our ability to evolve our available spaces in line with our clients’ needs. Initially designed to be leased to a single occupant, the campus was reimagined to adapt to multi-tenant model. That transformation made it possible for CCM to move in to a 44,000-square-foot space while at the same time allowing other companies to benefit from an optimized environment.

The reconfigured campus offers light-filled, modern surroundings designed to house several organizations under one roof. The tenant experience has been upgraded to include a range of shared services including a daycare and fitness centre along with a huge cafeteria, plus indoor and outdoor parking spaces.
A flexible, customized approach for every project
Every company brings its distinct business realities, and we make sure we’re ready to welcome them at their convenience. Whether a project has been in the works for a long time or requires a mid-course correction, MONTONI is always open to revisiting the original plan to adapt to the client’s specific needs.
Our priority is to deliver an optimized space, designed to support each company’s growth and development.
Agile management for customized spaces, delivered on time for Colabor
Some tenants come on board in the early stages of a property’s development, while others make their move-in decision during or after construction. Whichever phase they join at, MONTONI adapts the pace of design and construction to align delivery of their premises with their business objectives.
A good example of this is food distributor Colabor. They were growing fast and needed to move in quickly to their new space at Écoparc Saint-Bruno and also adapt it to their specific requirements. To satisfy that twofold objective, we adjusted the timetable, moving up construction of a specific section of the building so that they could take possession earlier, without waiting for full project completion. Simultaneously, we designed a custom unit in-house to contain their refrigerator and deep-freeze spaces, while complying with stringent food-preservation standards.

With more than 25 years of experience, we are skilled in the art of adjusting deadlines and agilely responding to business conditions. Because no real estate project is ever static, we adapt our strategies to provide solutions that evolve at the same pace as the companies we work with.
Custom flexibility at the service of Groupe Robert
Every property project has its specific demands, which can change at any time. At MONTONI, we have constantly honed our ability to adapt, which means we can tailor our spaces to the specific needs of each company, whether this involves technical, logistical or structural adjustments.
As Mr. Bouchard explains, that flexibility also applies to projects that are already developed and ready for tenant move-in: “Groupe Robert, one of the leading logistics players in North America, was in search of a sizeable space in Laval. Building J, located along Highway 13, had initially been designed to house multiple tenants. To meet Groupe Robert’s specific needs, we redesigned the layout, removing the common walls and reorganizing the spaces. The result was a made-to-measure facility perfectly suited to their growth trajectory.”
We view every project as scalable. Our buildings are designed to evolve along with companies’ operational requirements.
Development standards that are redefining industry requirements
In keeping with its vision, MONTONI anticipates companies’ needs by designing optimized spaces right from the development phase. Our high standards guarantee buildings that are functional, flexible and sustainable, responsive to the specific requirements of multiple industry segments.
Our expertise and our scalable approach ensure that we can build infrastructures today that will shape the industry of tomorrow.
Industrial infrastructures designed for performance and the long term
The industrial sector requires buildings that are both robust and adaptable. To that end, MONTONI incorporates innovative solutions right from the design stage to maximize operational efficiencies and optimize our future clients’ premises.
Office spaces adapted to new workplace realities
The office property market has changed dramatically since the pandemic. Where companies once preferred large spaces for their teams, that trend is now reversed: today, they are seeking more compact, optimized and flexible offices, adaptable to telecommuting and the new dynamics of hybrid work.
Combining sustainability and environmental performance
Designing buildings that evolve also means rethinking their environmental impact over the long term. For almost three decades now, MONTONI has followed sustainability standards that combine energy efficiency with tenant flexibility. In today’s world, these practices are no longer simply an option: they have become the norm.
Energy optimization and smart resource management are built into every project. By using low-carbon materials, rainwater recovery systems, green roofs and advanced energy management systems, we lower environmental impact while at the same time generating substantial savings for our clients.
— Alexandre Bouchard, Property Manager, MONTONI
This vision comes to life in flagship developments like Écoparc MONTONI, a model for sustainable industrial development in which every infrastructure is designed for minimum carbon footprint and maximum energy efficiency.
Building certifications: guaranteeing sustainability performance
With more than 5 million square feet (464,515 square metres) of LEED-certified buildings and another 7 million square feet (650,320 square metres) under construction, sustainability is at the heart of every MONTONI project. Our environmental commitment extends even further, with nearly 2 million square feet (185,806 square metres) of construction targeting ZCB (Zero-Carbon Building) certification, reflecting our dedication to reducing the real estate sector’s carbon footprint. These certifications are more than a pledge of environmental quality: they guarantee energy-efficient spaces, designed to ensure optimal resource consumption and long-term savings for tenants.
Making your vision a reality with MONTONI
Designing real estate is about much more than putting up a building. It’s about anticipating both current and future needs, integrating sustainable solutions and delivering the flexibility that allows companies to grow without any constraints. This is the approach that sets MONTONI apart from the rest.
With more than 700 projects completed and 30 million square feet (2,787,090 square metres) built in Québec, we’ve done much more than develop real estate: we’ve amassed expertise that blends performance, innovation and environmental stewardship.
Instead of considering spaces as part of a static framework, we design each of our projects to adapt to companies’ ever-changing realities. That flexibility means we can help them grow, while maintaining the highest standards of sustainability and performance.
